Several taxes apply when buying and owning property in Portugal, but what are they? There’s stamp duty, IMT, IMI, but what do they mean? Our tax representatives will help you understand and guide you through what each tax means, how it applies to your purchase and ensure you remain fully compliant throughout the buying process.
We Simplify Things For You

You’ll need to have a Portuguese tax number and a bank account in Portugal before you can buy property in Portugal.
You can get them directly with Portugal Homes, as we expedite the process while we find you your perfect property.Â

After we’ve found the right property, the next step is to reserve it
We mediate with the seller to agree on a final price.
You’ll need to make a deposit to secure the property and prevent other offers.
To secure the property and prevent other offers, a reservation fee is paid, typically between €6,000 and €20,000, and a short agreement is signed under legal supervision.
A 15-30 day period follows, allowing for due diligence on property licenses. Both the fee and timeline are negotiable at this stage and agreed upon at the time of sale.

The Promissory, known in Portuguese as the Contrato-Promessa de Compra e Venda (CPCV), is the legally-binding contract that outlines all the terms of the sale.
Upon agreement, a payment of 10-60% of the purchase price is typically made.
It’s a contract that’s duly registered with the respective authorities.
If the seller breaks the contract, they are legally required to repay double the amount received, making withdrawal highly unlikely.
Note: This step can be skipped if the buyer has the full funds readily available.Â

Signing the deed officially finalises the transaction and transfers property ownership.Â
For existing properties, the remaining balance is paid (minus any reservation fee, if applicable) and the property is registered by the notary present.
For off-plan properties, your lawyer must verify licenses and debt-free status before registering the property in your name.
